What's included?

Linen, towels, cottage electricity, heating, hot water, complementary toiletries, parking, wi-fi, Netflix and a welcome pack of goodies.

Useful Information

NUMBER OF PEOPLE
Appletree Cottage can accommodate a maximum of eight people and two infants in cots.
Parties and large gatherings are not permitted at the cottage.  This includes hen parties, stag parties.
The lead person in any booking must be over 25 years old.

BEDROOM CONFIGURATION
The bedrooms can be made up as two with double beds and two twins (two single beds per room) or as  four doubles.
(All bedrooms are fully en-suite)

COT AND HIGH CHAIR
A travel cot and a high chair available free of charge and on request. (Please let us know in advance)  

DOGS AND PETS
The cottage is marketed for those who have allergies so unfortunately we do not take dogs or pets

INDOOR SHOES
We request that guests remove outdoor shoes before entering the cottage.  
There is underfloor heating which is nice to feel through the socks but we recommend that guests bring slippers or similar to wear inside the cottage.

NO SMOKING
The property is no smoking throughout

WOOD-BURNING STOVE
There is a woodturning stove for use in the winter months.  The first basket of logs is complementary.
If there are young children in the party it is not recommended that the stove is used as it can get very hot.

BARBECUE
In summer months there is a charcoal barbecue for guests use.

KITCHEN EQUIPMENT
The kitchen is fully equipped with fridge, freezer, large oven, combination oven, dishwasher, toaster, kettle, cafetières, crockery, cutlery, pans etc.
A utility cupboard contains a washer / drier, iron, drying rack and pegs for the outside washing line.


WHEELCHAIR ACCESS
The downstairs bedroom and en-suite bathroom (with bath and shower), open plan living space and patio are all accessible by wheelchair.  Please see separate and full details on the ACCESSIBILITY page.

ELECTRIC CAR CHARGING POINT
There is a dedicated EVCP for guests use in the cottage parking area.  

Electricity for the EVCP is charged at current rates

PARKING
There is ample parking for four cars - and a boat or trailer if required.

BICYCLE / CANOE & KAYAK STORAGE
Bicycles /canoes / kayaks etc can be stored our barn.
Please let us know in advance if you would like to make use of this facility.

HOUSEKEEPING / BREAKAGE DEPOSIT
A deposit of £50 is taken in cash on arrival to cover breakages and good house-keeping.  This will be refunded three days after the end of your stay to your preferred bank account less deduction for any damage /  breakages etc.

KEYS and WELCOME
A key safe is provided with a unique code for your stay.
We will meet you with the keys on arrival and briefly give you tips about activities in the area and explain one or two cottage features.

CHECK-IN / CHECK OUT TIMES
Check in is usually between 1600 and 2000hrs. (4-8pm)
Please let us know if flight times etc do not make this possible.
Check out is before 1000hrs (10am) on your last day.

TRAVEL INSURANCE
WE STRONGLY RECOMMEND THAT YOU TAKE OUT ADEQUATE TRAVEL INSURANCE FOR THE DURATION OF YOUR STAY

THIRD PARTY BOOKINGS
The person who books must be present for the duration of the reservation.  We do not accept bookings on behalf of a third party without prior consultation and agreement.   

OPENING TIMES
We are open all year round.
Minimum booking is between 3 nights and 4 nights depending on the time of year.

2 night breaks may be available at short notice or in-between bookings - please ask.

DIRECTIONS
About a week before your arrive we will email detailed directions, the code for the key safe and any other relevant cottage information.

APPLETREE COTTAGE  Booking Terms and Conditions

"You", "The guest" and "The lead guest" shall refer to the person making the booking

1.   Making a booking
Bookings can be made via this website or third party platforms such as Airbnb, VRBO, Tripadvisor, 
However, there is no commission charged on bookings made via this website.

The party member booking must be over 25 years old.
   
For direct bookings via this website, a 25% non-returnable deposit is taken to confirm the booking.  
The remaining balance is due six weeks prior to arrival date. 

In the event that the balance of the booking remains outstanding 40 days prior to guest's booked arrival date, the booking may be cancelled and the non-returnable deposit forfeited.

Payment for the booking must be made via the relevant platform (including this website).  
​We do not have the facility to take direct credit card payments and are unable to accept cash or bank transfers.


2.    Confirmation and Liability
We will confirm all bookings in writing.  
Please note that your booking is not confirmed  until you have received this written confirmation,

Your booking is made as a consumer and you agree that the owners of Appletree Cottage do not accept liability for any costs,
expense, claims, losses or any other sums that may relate to any business however so incurred or suffered by you.
WE STRONGLY RECOMMEND THAT YOU TAKE OUT ADEQUATE TRAVEL INSURANCE FOR THE DURATION OF YOUR STAY

We reserve the right to decline bookings.


3.     Items Included in The Price
The items included in the price of your holiday are detailed in the useful information above.
Charges shall be due for second and additional baskets of logs (first basket is free) and for  EV charging
        
Appletree Cottage is Self-Catering.  This means that no meals are supplied.

4      Good Housekeeping and Breakage Deposit
Guests are expected to leave the cottage neat and tidy as they found it

A breakage and good housekeeping cash deposit per booking is payable on arrival.   This is usually £50 in cash
(We are unable to accept credit card payments for this deposit)

The deposit shall be refunded to a bank account of your choice three days after your stay less the cost of any breakages and the house is left in a clean and tidy condition

The person booking is responsible for the cost(s) of replacing or repairing items broken, missing or damaged (along with additional costs that may incurred)
This includes any damage or breakage caused during your stay at Appletree Cottage.

It is requested that you advise the owners of any breakages or damage when they happen so as to allow the owners the opportunity to replace or repair items prior to the arrival of the next guests.


5.     Dogs and other Pets
Dogs nor other pets are not permitted at the cottage.  
​Appletree Cottage is marketed as being suitable for those who suffer from animal hair allergies.


6.      Smoking 
Smoking is not permitted at the property in the house or the grounds.
​

7.       Fire
The property is fitted throughout with linked smoke alarms for your protection as per the Scottish Government requirements.
Fire extinguishers and a fire blanket are provided
​Candles or naked flames are not permitted anywhere in the property. except for lighting the wood burning stove and the outside barbecue


8.      Wood-burning Stove and Safety
A wood burning stove is provided for the guests use.  

A complimentary basket of logs shall be provided for the stove in the winter months.
Further baskets of logs are available from the owners at the cost of £5 per basket
.
Any wood brought in for use in the stove must be under 20% moisture content to avoid damage to the flue.
          
Care must be taken when using the stove as parts may become very hot.
We recommend that the Wood burning stove is not used If there are young children in the party, to ensure that the children do not come into contact with the hot surfaces of the stove 


9.    Key Arrangements
A key safe is provided with a unique number for the duration of your stay.
Guests are requested to leave the key in the key safe whenever they leave the cottage.
This avoids the key getting lost and the resulting charges due to the guest for key and lock replacement.


10.     Cancellation
​If the booking is cancelled by the guest for whatever reason, six weeks (42 days) prior to arrival then only the 25% non-refundable deposit is retained.

If the booking is cancelled by the guest for whatever reason, less than six weeks prior to arrival then the full cost of the booking
shall be retained.

We are unable to offer any refunds for a "no show" including but not limited to "no show" due to weather, illness or travel
failure.

WE STRONGLY RECOMMEND THAT YOU TAKE OUT ADEQUATE TRAVEL INSURANCE FOR THE DURATION OF YOUR STAY


11.    Insurance and Liability

During your stay you are responsible for the property; this means that you must keep all fittings and
furnishings inside and outside the property in the state of repair and condition as they are at the beginning of your stay and that any damage or defects are reported immediately to the owners.

The owners accept no liability for loss or damage of any item(s) belonging to your party, including any items stored anywhere on the site on behalf of your party.  

We do not accept liability for any injury, illness or death.
           
Any vehicles parked on the premises and use of the EV charger are at the owner's risk.

​12,     Problems
If you encounter any problems or defects with the property or its facilities please report them to the owners as soon as possible to allow the owners the opportunity of correcting these problems during your stay.

There may be occasions when the owners require access to carry out essential repairs to the property.  Accordingly, the
owners will endeavour to contact you to arrange a convenient time for such access.


13.      Data Protection
For the purposes of the Data Protection Act 1988, the owners are the sole data controller of all personal data provided to us from customers and prospective customers. We will collect certain personal details from you including your name, address, email and phone number.  From time to time the owners may contact you by email or post for marketing purposes.  If you do not wish to receive any such communication, please inform the owners by email at lomondappletree@gmail.com.  The owners will assume that you do not object to such communication unless they receive notice.


14      Force Majeure
The owners shall not be liable to the guest(s) for any delay, termination or cancellation of the holiday to the extent that, such delay, termination or cancellation results from any event or circumstance beyond the Owners' reasonable control including (without limitation) fire, flood, act of God, explosion, failure of one or more utility supply, breakdown of heating, appliance(s) or
machinery, strikes, war, revolution, riot, civil commotion, illness, national or local emergency or act of terrorism.​
