Minimum stay is for 3 or 4 nights depending on season, except at Christmas and New Year

   A  25% deposit (non returnable) will confirm your booking.
    The balance of payment, the remaining 75% is due 42 days prior to arrival.

    If you are booking less than 42 days prior to arrival the full booking fee is due.

We are open all year round and welcome any length of stay between three nights and two weeks commencing on any day.
The exception is the two week period over  Christmas and New Year weeks when the minimum booking period is one week.  

​If you would like to stay more than two weeks please contact us directly for preferable rates.

GUEST NUMBERS and OCCUPANCY

The maximum occupancy of the cottage  is eight plus one infant in a cot.

If guests wish to invite any people not named on the booking form the owners must be informed in advance and prior to booking.

Appletree Cottage is not suitable for parties or gatherings of more than eight people.

At least one guest must be over the age of 25 years.  

Parties and large gatherings are not permitted at the cottage, including  but not limited to hen parties, stag parties and wedding parties.

A welcome basket of goodies welcomes you on your arrival.

We also provide an initial complimentary supply of soap and shampoo, kitchen paper towel, kitchen foil cling film, salt, pepper, sugar, milk, tea bags, instant coffee, bin bags, toilet paper, dishwasher tablets and washing machine tablets.  
Thereafter guests are expected to provide their own items.

COT AND HIGH CHAIR

There is a cot and a high chair available free of charge and on request. (Please let us know in advance)  
The cot would best fit in the Bramley downstairs bedroom but could also be squeezed into the upstairs Oslin bedroom.

BED CONFIGURATION

The beds in Oslin (upstairs)  and Bramley (downstairs) bedrooms can each be made up with a super king size bed or with twin beds.
Please let us know in advance which option you would prefer.  (The default is two double bedrooms and two twin rooms)

WHEELCHAIR ACCESS

The downstairs bedroom and en-suite bathroom (with bath and shower), open plan living space and patio are all accessible by wheelchair.  Please see separate details.

DOGS AND PETS
As we do not take dogs or pets the cottage is more suitable for those who have allergies to animal hair

NO SMOKING
The property is no smoking throughout

WOOD BURNING STOVE
The property has a wood burning stove.
Please note that only wood under 20% moisture content can be burnt in this stove without causing damage.
There are instructions provided as to how to use the stove - if you are unsure please ask the owners -  we'd be happy to show you how to light and operate it avoiding smoke damage.
A complimentary basket of logs is provided in the winter months with further logs available from the owners at £5 per basket.

Please note that the stove can become very hot when lit.

If there are young children in the party adult supervision is required at any time the fire is lit to ensure children do not
come into contact with the stove


BICYCLE / CANOE/ KAYAK STORAGE

Bicycle /canoe / kayak can be stored our lockable barn.. 
Please let us know in advance if you would like to make use of this facility.

If you have a small trailer with you we'd be happy let you park it in the farm courtyard.

HOUSEKEEPING / BREAKAGE DEPOSIT

A deposit of £50 is taken in cash on arrival to cover beakages and good house keeping.  This will be refunded three days after the end of your stay proving the cottage is left in a clean and tidy condition and there are no breakages.

KEYS
 
The property is provided with a KEY SAFE adjacent to the front door.
The code for the KEY SAFE will be given to you prior to arrival and the code shall be unique to your stay and shall be altered when you leave.

The KEY SAFE avoids the necessity for duplicate keys.   Should individual members of your party arrive back at the cottage at different times, they may retrieve the cottage key from the KEY SAFE using your party's unique code.

ARRIVAL / CHECK-IN TIME

Arrival / Check-in time is from 4pm / 1600hrs until 10pm

If you think you may arrive later than 10pm please let us know in advance.


INSURANCE

We strongly advise that you take out appropriate holiday insurance prior to your stay.  
​Whilst occupying the cottage the lead guest shall be responsible for any breakages, damage or loss during their stay.
The owners cannot accept any liability for loss or damage to your property whether inside the property, outside the property or stored elsewhere on site.
We are unable to offer refunds in the event of a "no show" including but not limited to "no show" due to adverse weather, illness or travel failures.  For the sake of clarity this includes any cancellation or curtailment  incurred due to Covid 19 and associated restrictions.
We reserve the right to ask you for proof of appropriate insurance before confirming your booking.

 APPLETREE COTTAGE, CROFTAMIE - Booking terms and conditions

1.   Making a booking

      Your may book your holiday directly using the link at the top of the page or using the contact form on the CONTACT page
      
      To confirm your booking a 25% deposit is required ("the Booking Deposit") with the full balance being required six weeks prior to
      your stay.
      If your are booking within six weeks of your holiday full payment ("the Full Booking Fee") will be required to confirm your dates.

      Payment can be made via STRIPE using credit card or debit card using the booking link at the top of this and other pages.
  
      Please note that we are unable to accept cash, BACS payments, bankers drafts or cheques. 
      The only way guests may pay for a booking at Appletree Cottage is via STRIPE and the booking link above.
      Only the breakage deposit is to be paid in cash.

      To book you must be over 18 years old at the time of booking.

      We cannot accept parties where every member is under 25 years old.


      We do not accept third party bookings (bookings made on behalf of another party where the person booking is not present)
​      without prior consultation

      Your holiday party must not exceed 8 adults (or combination of adults and children equaling 8 in number) and one infant / babe
       in arms.  This number applies during the day as well as at night time.

       The payment of the final balance shall become due six weeks prior to your holiday.  Failure to make the payment of
       the final balance when it becomes due shall constitute cancellation and forfeiture of the deposit paid.

2.    Confirmation and Liability

       We will confirm all bookings in writing.  Please note that until you have received this written confirmation your booking is not
       confirmed.  We reserve the right to decline any booking before we have issued written confirmation.
       
       When you receive your written confirmation please check it carefully and advise us immediately of any errors or discrepancies.

       Your booking is made as a consumer and you agree that the owners of Appletree Cottage do not accept liability for any costs,
       expenses, claims, losses or any other sums that may relate to any business however so incurred or suffered by you.

3.     Items Included in The Price

        The items included in the price of your holiday are detailed on the Availability and Booking page of our website
        
        Appletree is a self-catering cottage and accordingly no meals are included in the price or otherwise
         provided.  We supply items to welcome you such as a complementary welcome pack of goodies as well various sundry items.

4       Good Housekeeping and Breakage Deposit

           A breakage and good housekeeping deposit per booking is payable in cash on arrival.   
           This will be refunded in full after your stay provided there are no breakages and the house is left in a clean and
           tidy.  

           
You are responsible for the actual cost(s) of any breakage or damage (along with additional costs that may incurred)
           caused by you or any member of your party.


           Please advise us of any breakages prior to your departure so we may have an opportunity to replace items before the
           arrival of the next guests.

5.       Pets

          No Dogs policy -  Appletree cottage is not suitable for pets.
          This makes the cottage more suitable for those who have allergies to animal hair


5.       Smoking 
        
          Smoking is not permitted at the property in the house or the grounds.

6.       Fire

          The property is fitted throughout with linked smoke alarms for your protection. 
          
          Fire extinguishers and a fire blanket are provided

​          Candles or naked flames are not permitted anywhere in the property.

7.      Woodburning Stove and Safety

          A wood burning stove is provided for the guests use.  
          
          Care must be taken when using the stove as parts may become very hot.

          If there are young children in the party adult supervision is required at any time the fire is lit to ensure children do not
          come into contact with the stove 


          A complimentary basket of logs shall be provided for the stove  in the winter months.
          Further baskets of logs are available form the owners at the cost of £5 per basket.

 8.    Key Collection and Directions

          We shall provide detailed directions in your confirmation letter.

           For your ease we have provided a coded KEY SAFE adjacent to the front door of the property.
           The code for the KEY SAFE shall be provided prior to your arrival and altered at the end of your stay.
           The KEY SAFE avoids the necessity for duplicate keys.  
           Should individual members of your party arrive back at the cottage at different times, they may access the cottage key using
           the unique number on the KEY SAFE

 9.      Cancellation and Insurance

          In the unlikely event that we need to cancel your holiday a full refund shall be given.

          If you cancel after booking but prior to six weeks before your holiday we shall refund any cleared funds you have paid in
          excess of the Booking Deposit.
         
          If you cancel less than six weeks before the commencement of your holiday the Full Booking Fee shall be retained by the
          owners.
 
      
          1.  during your stay you are responsible for the property; this means that you must keep all fittings and
          furnishings inside the property in the state of repair and condition as they are at the beginning of your holiday.  
          2. you are responsible for all items and property owned by your party.  The owners accept no liability for loss or damage of
          any item(s) belonging to your party including any items stored anywhere on the site on behalf of your party.  We do not
          accept liability for injury or death.
          3. we are unable to offer any refunds for a "no show" including but not limited to "no show" due to weather, illness or travel
          failure.

          We strongly recommend that you take out appropriate holiday insurance prior to your visit   

​10,     Problems

          If you encounter any problems with the property or its facilities please report them to the owners as soon as possible so that
          the owners may have the opportunity of correcting these problems during your stay.

          There may be occasions when the owners require access to carry out essential repairs to the property.  Accordingly the
          owners will endeavour to contact you to arrange a convenient time for said access.

11.      Data Protection

          For the purposes of the Data Protection Act 1988, the owners are the sole data controller of all personal data provided to us
          from customers and prospective customers. We will collect certain personal details from you including your name, address,
          email and phone number.  From time to time the owners may contact you by email or post for marketing purposes.  If you do
          not wish to receive any such communication, please inform the owners by email at lomondappletree@gmail.com.  The
          owners will assume that you do not object to such communication unless they receive notice.

12      Force Majeure

          The owners shall not be liable to the guest(s) for any delay, termination or cancellation of the holiday to the extent that, such
          delay, termination or cancellation results from any event or circumstance beyond the Owners' reasonable control including
          (without limitation) fire, flood, act of God, explosion, failure of one or more utility supply, breakdown of heating, appliance(s) or
          machinery, strikes, war, revolution, riot, civil commotion, national or local emergency or act of terrorism.​
